The development is designated for use as a food factory, as required by the Urban Redevelopment Authority (URA). As CT FoodNex is approved with written permission from URA, no other types of businesses will be permitted in the development. Additionally, there is no need to apply for a permit every three years.

LOADING AND UNLOADING BAY FACILITY

The loading and unloading bay is designed to accommodate two 40-foot containers, with scissor lifts provided for convenience.

HEIGHT LIMIT FOR DIFFERENT LEVELS

• Level 1: 7.475 to 8.175 metres
• Level 2 to 4: 6.65 metres
• Level 5 to 9: 5.95 metres
• Level 10: 7.525 metres

LIFT FACILITY

In compliance with the high specifications required for a food factory, there is a separate lift designated for raw and cooked food.

FORMATION OF LARGER UNITS

Units at CT FoodNex can be combined, and the adjoining walls between units can be removed. This provides flexibility, allowing the spaces to be tailored to the specific needs of users.

The security system operates 24 hours a day, ensuring a safe and secure environment for all occupants.

TRANSPORTATION

CT FoodNex is designed with convenience in mind, particularly for the transportation of food, equipment, and related items. The driveway at level 1 features a broad width of approximately 7.5 meters in a straight line, with the width expanding to around 11 to 12 meters thereafter.

For levels 2 to 4, the driveway width is approximately 9 meters, while at levels 5 to 10, the driveway width is around 7 meters.

TRANSPORT ACCESSIBILITY TO UNIT FRONT

One of the standout features of CT FoodNex is the easy accessibility to the front of each unit. At ground level, units can be accessed by a 40-foot container. From levels 2 to 4, a 20-footer can park directly in front of the units. For levels 5 to 10, access is provided for vans, cab-stars, refrigerated trucks, and 7.5-meter rigid frame transports.

TYPE OF PARKING

The parking system at CT FoodNex operates on an ERP (Electronic Road Pricing) basis, with charges applied on an hourly basis.

UNIT SPECIFICATION

BIN POINT AND BIN ROOM

Each unit at CT FoodNex will have a designated bin point on the ground level, along with a dedicated waste disposal bin room located within each unit on all other levels.

DRAINAGE SYSTEM

At level 1, there will be a 100mm drop from the loading and unloading area. For units located from levels 2 to 10, the drop will be 75mm. Users will need to raise the floor and customize their production floor and drainage system to meet specific requirements.

GREASE TRAP

A dedicated sampling sum will be provided in each unit, located within the chamber to facilitate proper grease management.

KITCHEN EXHAUST DUCT (KED)

Each unit will come with a Kitchen Exhaust Duct (KED) designed to draw air outwards, ensuring proper ventilation for food production activities.

TOILET

Each unit will include a toilet located at the front of the unit for the convenience of workers.

COOL ROOM

Users are allowed to install a cold room within the unit to support specific food storage needs, providing flexibility for different types of food production.

ROLLER SHUTTER

A roller shutter will be provided for each unit. The dimensions for the shutter are approximately 4.5 meters by 4.5 meters for units from level 1 to level 4. For levels 5 to 10, the size of the shutters will range between 3 meters or 4.5 meters in width with a height of 3.6 meters.
