As 2024 draws to a close, it’s a great time to relax, reflect, and set resolutions for the year ahead. One key resolution could be planning the next step in your property journey. Looking ahead to 2025, an estimated 7,400 flats will reach their 5-year Minimum Occupation Period (MOP), making them eligible for resale in the secondary market (. While the overall MOP stock is somewhat limited due to COVID-19-related completion delays, these upcoming properties could present exciting opportunities for prospective buyers.

Alkaff CourtView

Notable projects reaching MOP in 2025 include Alkaff CourtView, Ang Mo Kio Court, Clementi Crest, and others. These developments attracted high application rates in their respective BTO launches, thanks to their prime locations. As a result, they are expected to see strong demand from both owner-occupiers and renters. Additionally, some prospective buyers may find these projects appealing, viewing them as “Plus-equivalent” location flats with fewer restrictions.

Ang Mo Kio Court

Looking at a selection of potential MOP projects, about 43% are located in Punggol, followed by 22% in Toa Payoh, 11% in Tampines, and the rest in Ang Mo Kio, Bedok, and Clementi. With the exception of Punggol and Choa Chu Kang, these projects are all situated in mature neighborhoods.

It is anticipated that there will be strong demand for flats in Alkaff CourtView in Toa Payoh, one of the larger BTO projects in the Alkaff district of the Bidadari estate. This development is likely to attract young couples and families due to its prime location at the city fringe, offering excellent transport connectivity with Woodleigh and Potong Pasir MRT stations just minutes away on the North East Line. Additionally, the opening of Bidadari Park has brought greenery and recreational options closer to residents, with more amenities and developments expected as the Bidadari estate continues to grow. Between August and mid-November 2024, Alkaff Vista, which recently reached MOP, saw 14 units of 4- and 5-room flats resold at prices ranging from $937,500 to $1.3 million.

Due to the limited availability of new BTO projects in Ang Mo Kio, Ang Mo Kio Court attracted significant interest from families during the May 2016 BTO exercise. The project is ideally located near numerous amenities and is notably close to CHIJ St. Nicholas Girls’ School and two other primary schools. Offering a variety of flat types, ranging from 2-room Flexi to 3-GEN, it caters to diverse buyer needs. Additionally, nearby resale flats at Kebun Baru Court saw 16 transactions in 2024, with 4- and 5-room flats selling for $765,000 to $1.16 million over an 11-month period.

Clementi Crest

Clementi Crest was one of the most popular projects in the May 2015 BTO exercise, due to its convenient location near established amenities and Clementi MRT station. Families will appreciate the wide range of schools in the vicinity, including Pei Tong Primary, Clementi Primary, Nan Hua Primary and High Schools, Qifa Primary, Clementi Town Secondary, and the National University of Singapore.

In addition, Clementi Towers, completed over 10 years ago, remains a popular HDB resale project. Since 2017, 54 resale transactions have been recorded, with several 4- and 5-room units exceeding the $1 million price mark.

The last project in a mature estate is Bedok North Vale, which offers 215 units. Due to its distance from Bedok MRT and the relatively smaller number of units, it may experience lower demand. Similarly, the two Tampines projects—Tampines GreenBloom and Tampines GreenFlora—are located farther from the nearest MRT station at Tampines West. However, their larger unit mix, ranging from 4-room to 3-GEN flats, may attract families looking to settle in the East. Additionally, Tampines, as a regional center, offers a wide range of commercial amenities, enhancing the area’s appeal.

The three projects in Punggol—Northshore Straitsview, Northshore Residences I, and Northshore Residences II—are located just a short distance from the Samudera and Punggol Point LRT stations and offer stunning waterfront views. With the upcoming completion of Punggol Coast MRT station in December 2024, connectivity will be further enhanced, providing easier access to JTC business parks and other areas of Singapore.

Finally, Teck Whye Vista is just a 7-minute walk from Bukit Panjang MRT station on the Downtown Line and is conveniently located next to Phoenix LRT station. However, the project offers a limited selection of 2-room Flexi flats, which may result in a smaller resale demand pool.
